Who are Resi?
Resi is Britain’s largest home extension company.
We pushed residential architecture into the 21st century with the use of 3D laser scanners, “digital twins” and a proprietary technology platform.
These innovations enable everyday homeowners to collaborate with their architect remotely, making the design process simpler, faster and more affordable.
Architects in the UK complete, on average, 1.5 home extensions per month. Resi completes 100x that (our record is 162), and we’re even rated #1 in the Architect category on Trustpilot with 4.6 stars (average is 3.4).
What is Resi Ready?
Resi Ready is a groundbreaking new way to design home extensions.
Rather than the traditional process of a back-and-forth collaboration with an architect, it’s more akin to how you would configure a car. You self-select a number of options to create your desired look, such as roof type, glazing and internal layout.
Despite it being so simple, speedy and affordable, you can create 144 different configurations it is still uniquely yours.
What’s the process?
If you need additional help with any other steps such as gaining planning permission, building regulations, build over agreements, party wall consent or finding tradespeople you can trust, we can help you with all of these things, too.
What types of extensions does Resi Ready include?
Ground floor rear extensions attached to flat-backed properties (no outrigger, which means not an L-shape) is the first property type Resi Ready is set up for. However, we will continuously be rolling this out for all sorts of different house typologies and designs.
Now that we’ve cracked the process it’s relatively quick and easy for us to add more types of designs and properties. If this doesn’t match what you’re after, sign up anyway as it helps inform us what to focus on next, and we can alert you as soon as you qualify.
How long will it take until I’m build-ready?
Once we have conducted your measured survey, we will process the survey to create an accurate digital twin of the property. This digital twin will be used to create the Existing drawings, and we will then input your chosen Proposed configuration. We can therefore book your feedback call to go through the designs for 2-3 weeks after your measured survey has taken place. If you're happy with the designs at this stage, you will have easily shaved around 4 weeks off the design process!
The next step is to submit the plans to the council for Planning Approval or a Lawful Development Certificate, which takes around 10-14 weeks (we will do all we can to help push this along quickly for you but ultimately it is down to the council).
The Building Regulations process usually takes 4-6 weeks, and the process of finalising your builder can also take approx. 4-6 weeks.
The minimum timeframe you would therefore expect to be build-ready for a typical project is 3-4 months.
Can I make modifications to the designs?
Of course. You can make minor alterations such as glazing, roof type and shell finish at no extra charge. If you want to make more substantial changes to the structure, we will simply quote for the additional costs with the Resi Design team.
How much do you charge for additional work?
Design - £62.00 per hour inc VAT.
Building Regulations - £59.00 per hour inc VAT.
Planning Support - £140.00 per hour inc VAT.
Why has this never been done before?
Standardising a design isn’t difficult. This has long been the convention for new build homes, let alone every other manufacturing industry like the car industry. It makes so much sense as it improves speed, cost and reduces hassle for the customer, whilst maintaining or even improving quality.
The challenge for home extensions though, is that every house is different. But because Resi is Britain’s largest home extension company, we were able to study our 7,000+ designs to reveal patterns of consistency between them.
Our company is uniquely made up of incredible talent across fields including architecture, planning, visualisation, building regulations, construction, software design and engineering, which were all required in making this idea possible.
We’re also backed by some of Europe’s most prestigious investors, enabling us to invest capital in these new methods and technologies in a way that a traditional architect never could
How do you get the price so low?
The beauty of using configurable designs means that most of the hard work has been done up front, and by using technology. This creates significant savings in terms of human hours required per project, and we pass those savings directly onto you.
What other costs will I need to factor in?
The costs include a measured survey, existing designs, the extension design and ground floor internal configuration. This is everything you need to get to the point of planning permission.
We would highly recommend you also get a CCTV drainage survey, structural engineer, party wall surveyor (if needed), building control approver and a building regulations (BRegs) package.
BRegs, as you will often hear it referred to, are your technical drawings. Think of it like a recipe for baking a cake. BRegs give your builder the guidelines to ensure a building is safe, healthy, and efficient. Any reputable builder will insist on you having them as without them there is a high risk of discovering nasty surprises during the build process which could significantly increase costs. So please be aware of builders who convince you that you don’t need them.
Is the quality of the drawings any worse?
Absolutely not. The end result that you and the builder will receive is exactly the same as commissioning a bespoke design from scratch. We’ve simply done the hard work upfront so we can pass the savings on to you.
Can you help us find the other professionals we need?
Yes! We can introduce you to nearly all the trade professionals you may need via our Connect service.
