When these homeowners in Barnet came to us, they were already lucky enough to enjoy a spacious double living room space. However, the rest of their ground floor just wasn’t measuring up, especially with such a small kitchen sitting at the back of the house. They wanted to expand and create room for more social gatherings, as well as get more use of their garden. Our Resi architects were more than up for the challenge!
For this London home, we used a rear extension to extend the ground floor, creating room for a new dining area (plus much more). Used to a gloomy cooking space, the owners were keen to bring in much more natural light into their home. We helped solve this issue through two solutions. The first is a slick and compact set of bi-fold doors, which in the summer can be cracked wide open without any space being lost inside or out. The second solution is well-placed skylights. One is positioned above the main cooking area, ensuring these homeowners are never left squinting while prepping for dinner, while the other is above the dining room - meaning guests can enjoy two outdoor views at once!
The broken plan design also allows all this additional light to travel down the rest of the ground floor, moving from the dining room all the way down to the living and sitting room.
Extra dining space is wonderful, but what about those less glamorous spaces? The ones where the really important things happen. Well, we’ve got those covered too. As part of this London extension, we also found space to include not just a downstairs WC, but also a brand new utility room. Now when these Londoners are entertaining friends and family, they can do it without having dirty washing on display or a mop propped in the corner.
That’s the inside covered, but what about the outside? There’s no point in creating stunning views if there’s nothing outside to enjoy. That’s why we brought even more socialising space to the table. Our designers mapped out a new landscaping project, which would bring a staggered patio area into the garden. With raised beds, a BBQ area, and a classic lawn, this garden now has everything a Londoner could want and much more! Proving that just because an extension causes some garden space to go, that it can also inspire you to make the most of what remains.
