Here’s how we mapped out this beautiful design.

Here’s how we mapped out this beautiful design.
When Ross and Ian came across a detached period property in Basingstoke, they knew they had found their next big project. Though it required a lot of work, the green space around the property was large enough to accommodate a new large extension while still retaining more than enough garden for their green thumbs. However, what could they build? Though they brought a builder to site, they were unable to understand what planning hurdles the property might face. This is where our team came in.
It had been 4 years since their last renovation, so these homeowners were feeling a little rusty. They knew the layout wasn’t right and that the space needed a major upgrade, but how to turn a Pinterest board full of ideas into coherent designs? Our team knew with the amount of space on hand, we could really make the most of it with a wraparound extension. This would help square off the rear of the house, filling in the dead alleyway space and sparing more of the lush garden. Putting the designs together, we established a good precedent for this kind of project from a planning standpoint and even highlighted where building regulations would be coming into action during the next stage.
By extending the property, Ross and Ian has been able to create bags of practical and beautiful space. Starting at the front of the property, we have a large open-plan reception room, complete with casual and formal seating space. Next to this is a downstairs toilet and shower room, ideal for guests and those muddy countryside days.
Next, we have another living room. This one is smaller than the reception area and therefore gives a more cosy feel for the evenings. And next to this? A cat room, of course. This special room will be geared towards to the needs of their felines and really shows how tailored a home can be when time is taken to renovate and reconfigure a layout!
Things take a more classical approach at the rear of the home. We included a pantry off the kitchen, along with a utility room. This keeps the large open-plan kitchen and diner from being spoiled by bulky appliances. From the kitchen island, this family can enjoy the sun setting through their double french doors. The third french door actually sits inside the last ground-floor room - an elegant study where Ross and Ian can keep sharing their exciting renovation adventures.
